For making the booking, the landlord will send a secure payment request via private chat using which you can make the payment. Your payment is held until 2 days after move-in, protecting you from scams. Double-check the move-in date carefully!

Bookings are commonly canceled if the property doesn’t match its description or lacks essential facilities for living in Germany. To protect the tenants, our platform requires all listings to meet a basic list of facilities. We hold your payment for 2 days after move-in, during which you can report any mismatches or substandard conditions via the ‘Report Issues’ feature under ‘Order Details’ in your dashboard. Landlords get 7 days to resolve; if they fail, you’ll receive a full refund minus the tenant protection fee.

Yes, bookings can be canceled within 24 hours for a full refund. Cancellations after 24 hours are reviewed on a case-by-case basis. Typically, if we re-rent the property before your move-in date, you’ll get a refund minus the protection fee. Otherwise, the full amount goes to the landlord or owner.

This depends entirely on the property owner. While our platform supports viewings as a feature, owners set their own policies. Regardless, we recommend paying the first month’s rent and deposit via the platform for your protection. If the landlord is fraudulent or the property has undetectable issues beyond a one time viewing, you can demand repairs or receive a full refund if unresolved.
It’s not an issue if the viewing is unavailable, as payments for the first month’s rent and deposit via the IIH platform are held securely and not released to the property owner. Funds are transferred only after 2 days from move-in, provided no issues are reported. If problems arise, payments are halted, and owners are encouraged to resolve them within one week (extendable case-by-case, but expected in a reasonable timeframe); otherwise, a full refund minus the protection fee is issued to the tenant.
If you do not pay any money directly to the property owner outside of the IIH platform then your payment is automatically secured. Whether the owner is legitimate or a scammer, avoid direct payments as it eliminates the protection and the leverage IIH provides you. By paying through IIH, you can be refunded the booking amount if the owner turns out to be fraudulent or there are issues in the property which cannot be identified without living in it. In such cases, you can request the listing owner to list their property on IIH and you can pay via here. If you just want to pay a booking amount and not the whole rent from IIH platform then you can ask the listing owner to mention the booking amount in the warm rent. The rest of the amount can be paid in person when you will be in-person at the house
